Q. Is Eskaton Village Placerville a gated community?
No. The city of Placerville does not encourage gated communities. Eskaton Village Placerville will be enclosed with access limited to one primary entrance point. A secondary road will be available for emergency use.

Q. Are pets welcome?
Absolutely! We look forward to welcoming your pet. You must continue the full management and care for your pet and ensure that it does not disturb your neighbors. Pets are limited to one small dog or two indoor cats per patio home or assisted living apartment. Small birds and tropical fish are also welcome. In assisted living apartments, a nonrefundable pet fee will be required to cover the expenses associated with any unexpected pet "mishaps".

Q. Are there designated parking spaces for residents?
Yes. Patio Homes will have two-car garages. Residents (and their visitors) may park in their driveways. Guest parking bays will be located throughout the community, and there will be guest and staff parking near the Lodge.

Q. What are the provisions for guests of Eskaton Village Placerville residents?
We welcome all of your guests, and look forward to making their visits enjoyable. Your guests are welcome to stay with you in your garden villa or apartment, or we will be happy to provide your overnight guests with a list of area accommodations.

Q. Will guest meal charges apply and is advance notice required?
Yes, there will be a guest meal charge. Notice is required as a courtesy to the kitchen staff for meal planning.

Q. Is there a limit to the number of guests I may invite?
No. However, if you have a large number in your party, please coordinate with the administrator to ensure an enjoyable meal.

Q. What equipment is provided in the exercise room located in The Community Center?
The exercise room will be available for residents to maintain or increase their fitness levels and will include cardiovascular, flexibility and strength-building equipment. Equipment will also be available for water aerobics and other group exercise classes.

Q. How can I get on the interest list for Eskaton Village Placerville?

Q. What recreational activities are planned?
The recreation program will be designed to meet your requests for both onsite and offsite options. There will be space available in the community center for meetings, crafts, games, etc. Additional recommendations for various activities will be offered by the recreation coordinator.

Q.The original plans for Eskaton Village Placerville included apartments for independent living. Why has that residential option been removed from the community?
Responses to direct mail questionnaires and the focus group discussions indicated very strong interest in patio home ownership and only a slight interest in apartment rental. In response to consumer interest, for-purchase condominiums will be an additional residential option. Assisted living and memory care services were an important feature of the community to nearly all of the respondents, and the Lodge will provide both service levels.

Your Patio Home

Q. Does this community have an entry fee or will I actually own my patio home?
You will own your home which you will purchase from Lakemont, the home-builder (or, after the community is fully-occupied, from a resident who wishes to sell a home).

Q. Are there any health or financial criteria for purchasing a patio home?
Eskaton Village Placerville is an age-restricted community requiring that all residents be 55 or older (with the exception of a younger spouse of a 55+ resident). Neither Eskaton nor Lakemont will screen buyers on the basis of health or financial status. If you are borrowing money to purchase your home, the lender may establish financial criteria for the mortgage.

Q. Why is there a homeowners association? Must I belong to the association?
The homeowners association is designed to meet the interest of many retirees in maintenance-free living. The association fees will pay for street and grounds maintenance, exterior home maintenance, community center operation, onsite shuttle and other services. Association membership is required of all homeowners.

Q. How will the homeowners association fees be set? Will the fees be raised in the future?
The association fees are based on standards established by the California Department of Real Estate to ensure that sufficient funds are available to meet the obligation of the association to provide maintenance and other services. Changes in the cost of providing services will determine when fees must be increased. The Department of Real Estate limits how much association fees can be increased each year.

Q. Will there be CC&Rs (codes, covenants and restrictions) that control what I can do with my property?
Yes. To ensure that Eskaton Village Placerville is well-maintained and is managed in the best interests of all the residents, there will be requirements for the exterior appearance of homes, the control of pets, vehicle parking, etc. We encourage potential home buyers to become familiar with the CC&Rs prior to making a home purchase.

Q. Can I make changes to the interior of my home?
Yes. As a homeowner, you can make any changes to the inside of your home that meet construction codes and that do not affect the exterior appearance of your home.

Q. I understand that, because all of the grounds are maintained in common, there will not be fences between the homes. May I have a fence around my patio?
Yes. Lakemont will offer a standard patio enclosure option to home buyers.

Q. What are the meal options for home and condo residents?
Home and condo residents are welcome to eat in the Lodge dining room on a fee-for-service basis. Reservations are advised and may be required for especially popular meals. Home-delivered meals will also be available.


Q. What are the home and condominium prices?

Q. When can I get a copy of the patio home and/or condominium floor plans?

Q. When can I choose my lot and floor plan?

Home sales have begun and additional homes will become available for reservation and purchase as construction progresses. In order to maximize the community's beauty, variety and enduring value, Lakemont has already selected the floor plan for each lot as well as the homes's exterior colors and elevation. Q. Will I be able to choose special features and upgrades for my home?
Yes. Lakemont will offer home options including carpeting, wood & tile flooring, window treatments, cabinetry, appliances, counter tops, lighting fixtures, etc. through the Lakemont Design Center.

Q. Will homeowners have to pay property tax?

Yes.

Q. May I park my RV at Eskaton Village Placerville?
No. RVs, boats and other recreational vehicles will need to be stored in an off-site locations.
