Membership

Choosing to become a member of our community offers additional advantages that could be of great benefit to you and your loved ones.

Benefits

Eskaton memberships are good investment opportunities and allow for more flexibility in managing assets. Eskaton Village Carmichael is one of the only Northern California Life Plan Communities to offer a 90% repayable membership. In addition to full access to all benefits, features and amenities offered at Eskaton Village Carmichael, members also have the opportunity to receive a return from the resale of their membership.
 

Financial Structure

An Eskaton membership includes an entrance fee and monthly fees. Should a member decide to sell their membership, the monthly fee must continue to be paid until the membership is resold; vacant homes are entitled to a reduced monthly fee. Upon vacancy, members or their heirs will establish a resale price and upon sale, receive 90% of the original price of the home or 90% of the resale price, whichever is less. If members sell for more than the original price, Eskaton will receive a 10% transfer fee plus 50% of any appreciation.
 

Membership Termination

Individuals who purchase memberships from Eskaton have 90 days to cancel their agreement after the date they begin occupying their home. During this time, either Eskaton or members may cancel this agreement. If memberships are purchased from another resident, the 90-day cancellation period does not apply.
 


Residency Agreement

This residency option offers simplicity and low risk for members who want to streamline their financial obligations during any transition of ownership.

Benefits

During any period of care in assisted living, memory care or skilled nursing, members will continue to pay a reduced monthly fee applicable to their home, plus fees for time spent in the other level of care. If a residence is vacated, no further fees accrue once it reverts to Eskaton ownership, as described in the agreement.
 

Financial Structure

An amortized agreement includes an entrance fee and monthly fees. Monthly invoices will be provided at least 14 calendar days prior to the payment due date. The unamortized component of the entrance fee is refundable based on pro-rated amortization over 60 months. If a resident vacates their residence, Eskaton will establish the resale price of the home and will handle the transfer of ownership.
 

Termination

Individuals who purchase memberships from Eskaton have 90 days to cancel their agreement after the date they begin occupying their home. During this time, either Eskaton or members may cancel this agreement.
